Do I have to pay any booking or rent fee?
This rooms don’t have any commission but the tenant must pay a contract handling fee of 90€ (+VAT) in a single payment.
After the booking has been completed on our website, you’ll receive an email from one of our agents to organize your arrival. Make sure you pay attention to all the details furnished by our agent in order to organize the arrival at best and avoid any hassle.
IF I BOOK ON THE 25th OF AUGUST BUT I ARRIVE ON THE 15th OF SEPTEMBER, FOR EXAMPLE, DO I HAVE TO PAY THE WHOLE MONTH OF SEPTEMBER?
Yes, the rooms can only be booked on a monthly basis, the tenants are charged for the entire month even if they arrive after the 1st of the month.
However, if a FlatMate books on day 15 and checks in on day 16, he/she will only have to pay the restant days until the end of the month.
MY FIRST DAY IN THE FLAT
If you have booked a room or a flat on our website, we will pick you up from the airport and take you to your new apartment. You’ll be explained how everything works. The student must notify the agency if there is any type of defect in the apartment.
If the tenant does not notify the agency within the first 3 days about any damages, flaws and deficiencies in the apartment, he/she would be held responsible.
All apartments are equipped with the same kitchenware:

At the end of the tenant’s contract, the apartment’s inventory will be reviewed and in the case of any loss or damages, the material will be deducted from the security deposit of the tenant.
BILLS / INTERNET
1 – ARE THE BILLS INCLUDED?
Helloflatmate apartments does not include bills.
However, our FlatMates are exempt of general community expenses of the building such as cleaning service, elevator bills and other.
2 – IS THERE INTERNET SERVICE IN THE APARTMENTS?
Yes, all Helloflatmate apartments have internet connection from Ono and Moviestar up to 60Mb.
3 – HOW DO I PAY FOR INTERNET SERVICES?
With your arrival to the apartment and formalization of your contract you will have to make a cash payment of 75 €, VAT included, in order to activate 5 months of internet service.
4 – HOW DO I PAY THE BILLS?
The day you check in and sign your contract you must pay 150€ upfront for the bills (electricity, water, gas). The amount will be transferred to the landlord so he will do the payment of the bills for the next 5 months.
Generally, with a responsible consumption, the amount should be enough to cover the water, electricity and gas bills.
In the case of consuming more than the amount of 150€ the landlord could demand a small advance for future bills.
In case your consumption of water, electricity and gas turns to be less then 150€ at the end of your staying, the unused amount will be refunded in the same time with the security deposit.
If your consumption turns to be higher then 150€, the exceeded amount will be deducted from your deposit.
However, the tenants will always have the possibility to check the bills and control the real consumptions.
1 – HOW MUCH DO I HAVE TO PAY FOR THE SECURITY DEPOSIT? HOW AND WHERE CAN I DO IT?
The security deposit is due to cover missing payments for damages caused by the tenant.
The security deposit is 350€ for rooms with private bathroom or balcony.
For other rooms, the security deposit is 300€.
The deposit will be committed to Helloflatmate which will transfer it to the landlord.
Once your contract is finalized Helloflatmate and the landlord will visit the apartment to check out that everything is intact and proceed with the deposit refund.
2 – WHAT HAPPENS IF I WANT TO BREAK THE CONTRACT?
If you want to break the contract because your flat is not in good conditions and the landlord doesn’t pay for pending repairs (if the repairs are on his charge according to the LAU – Law of Urban Leases) you can change to another flat without losing your security deposit.
If you want to stop the contract for another reason, regrettably, the deposit will be held for breaching the contract. You will not be charged for the remaining monthly payments.
3 – THIS MEANS I DON’T HAVE TO PAY FOR THE NEXT MONTHS IF I LEAVE THE APARTMENT?
If your behavior has been good in the house you should not.
But if you are expelled from the apartment because your behavior has not been correct to your roommates and neighbors, you live in unhygienic conditions or break the rules of coexistence specified by your contract, you’ll have to cover all the remaining months as well.
4 – WHY DO I HAVE TO PAY IF I’M EXPELLED FROM THE APARTMENT?
Helloflatmate works hard to get quality flats for students and negotiate with the owners to sign contracts from 5 to 10 months duration allowing the tenant to save money by not having to sign a contract of minimum one year.
The landlord is not responsible for the departure of one of the tenants while the coexistence with one of the roommates is not good, have bad hygienics or any other reason.
In case you are expelled for bad behavior you must pay all the remaining monthly payments until the end of the contract.
If a tenant decides to leave for reasons beyond his control, the remaining tenants must pay the unoccupied room in equal parts.
5 – I HAVE A 5 MONTHS CONTRACT. WHAT DO I HAVE TO DO IF I WANT TO RENEW THE CONTRACT FOR THE NEXT 5 MONTHS, UNTIL JUNE FOR EXAMPLE?
If you want to keep the room/apartment for the next 5 months, you have to notify our office with at least 2 months before the end of your contract so we can proceed by blocking the availability for your room on our website so no one can book it. Once done, come to our office to renew the contract.
6 – I HAVE LOST THE KEYS OF THE FLAT, WHAT DO I DO?
If you have lost the keys or the keys have been stolened, you should notify the office to change the locks. The expenses will be covered by the person who lost the keys. Please be honest, your safety is very important during your stay.
7 – WHEN IS THE SECURITY DEPOSIT REFUNDED?
The security deposit will be returned once the bills (water, gas and electricity) are issued by the companies.
The last bills of supplies will be issued one month after the check out so the deposit will be returned a month after the end of the contract.
Helloflatmate and the landlord will visit and check the apartment to make sure that it’s in good conditions after the check-out.
Helloflatmate will evaluate with the landlord, in advance, the hypothetical case in which the security deposit isn’t refunded in an unjustified manner.
8 – WHAT SHOULD I DO IF I HAVE COEXISTENCE PROBLEMS WITH MY FLATMATES?
In this case, you should get in touch with our office and explain what is exactly happening so we can help you solve any issue in the best way possible.
9 – WHAT IF A FLATMATE CAUSES SERIOUS PROBLEMS OF COLIVING?
If there is a serious problem because one of flatmates does not respect the contract clauses, he/she could be expelled from the flat and lose the security deposit. Nevertheless, the landlord may claim the remaining month’s rent until the end of the contract.
1 – HOW CAN I CANCEL MY RESERVATION?
If you decide to cancel the reservation, you will have 30 days before the check-in date to do it and receive full refund of the payment you’ve made.
Cancellations made between 30 and 15 days before the check-in date will receive a refund of 50% of the booking amount.
Cancellations made with less than 15 days before the check-in date will not be refunded.
PAYMENTS AND SECURITY DEPOSIT
1- WHAT IS THE DUE DAY FOR THE MONTHLY RENT?
The monthly rent is to be paid from day 20 to day 25 of every month for the next month.
For example: between day 20 and 25 of April you must pay the rent for the month of May.
2 – WHAT DO I ACTUALLY PAY WHEN I BOOK A ROOM ON www.helloflatmate.com?
When you book a room on our website, you are actually paying the rent for the first month.
Fee 90€ (+ VAT) (standard for all rooms).
3 – ARE BILLS INCLUDED?
No, the apartments don’t have the bills included.
However, our FlatMates are exempt of the payment of the community expenses of the building such as light, cleaning, elevator, etc.
4 – HOW DO I PAY THE BILLS?
The day of your arrival we formalize the contract in the offices of Helloflatmate and you’ll pay 150€ as an advance for the energy supplies.
This amount will be transfered to the landlord.
Generally, with a responsible consumption this advance of 150€ should be enough to cover all your bills (water, electricity, gas).
In the case of large exceeding consumptions, the landlord may require a little advance for future bills.
1 – ARE THE REPAIRS INCLUDED?
Depends, if there is any incident or malfunction you can contact us through our exclusive communication channel.
Helloflatmate will notify the landlord to call the maintenance staff being accompanied by the agent of your flat. The Law of Urban Leases (LAU / 1994) will be applied in these cases.
Remember that consumables like light bulbs, wc jams, showers, washbasins, kitchen stacks will not be paid by the property.
In case you encounter any problem with one of those mentioned, you may contact our office and ask for advice on how to fix it yourself.
2 – WHO WILL BE MY FLATMATES?
Helloflatmate rents rooms in shared flats to students and young interns of diverse nationalities.
3 – ARE THERE FLATS FOR GIRLS ONLY?
Yes, we have flats for girls only. Helloflatmate has also mixed flats for boys and girls.
4 – CAN FAMILY AND FRIENDS VISITS ME AND SLEEP IN THE FLAT?
Sure, you only have to inform the office of Helloflatmate or the landlord and agree with your FlatMates on the visits.

Of course you have. If you are a FlatMate and you bring a friend, you will have a discount of 20€ off the first monthly payment.
