BOOKING

DO I HAVE TO PAY ANY COMMISSION FOR THE BOOKING OR THE RENTING OF A ROOM ?

These rooms do not have fees, but, students must pay the administratives costs of signing the contract, they’re 90€.

 

ARRIVAL

Once you have booked through our website you will receive an e-mail to organize your arrival.

Follow the instructions of our agents and be the first to organize your arrival with Helloflatmate and avoid hassles.

 

IF I ARRIVE ON SEPTEMBER 15TH FOR EXAMPLE, I HAVE TO PAY ALL THE MONTH?

The rooms are charged per whole month, if you make a reservation on August 25th to enter the room on September 15th to June 31th, it will be charged the full month. Because it could be the case that there was a person who wanted to come before and property lost profit.

If a flatmate hired a room on the 15th day of a month to star living on the 16th he will pay only the proportional part of the month.

 

MY FIRST DAY AT THE APARTMENT

If you have booked a room through the Web of Helloflatmate you will be received in the apartment explaining you how things works in it.

The student must notify the office if, on arrival, anything is in perfect conditions or there’s some minor failure..

If the student doesn`t say anything in the first seven days, it becomes responsible for any damage and gaps that could be caused in the apartment.

All our flats have the same kitchen hardware:

  • 6 Soup dishes
  • 6 Dessert dishes
  • 6 Forks
  • 6 Round point knives
  • 6 Knives
  • 6 Spoons
  • 6 Dessert spoons
  • 1 Spatula, ladle, skimmer

Notice: when your contract it’s over we’re going to check the inventory, if anything is missing or broken it will be deductec from your deposit.

 

SUPPLIES / INTERNET

1- ALL THE FLATS HAVE INTERNET SERVICE?

Yes, all homes have Internet wifi 60 mb/s with the company ONO or Movistar.

2-HOW PAYMENTS OF INTERNET SERVICE ARE MADE?

The day of your arrival when you sign the contract, you shall pay at that time 75 € (VAT included) for internet service, this fee which will cover the first five months of consumption.

If your stay is 10 months you must pay 75 € in September and 75 € in February.

3- ARE THE UTILITY BILLS INCLUDED IN THE RENT?

Bills are not included.

You must know that our flatmates are exempt from Community expenditure in the building (elevator, stair cleaning, repairs to the building, etc ..)

So, you only have to pay the cost of supplies in your home

4- HOW WE PAY THE BILLS?

The day of your arrival, when you sign your the contract you must pay 150 € in advance for supplies.

This amount it will be delivered to the owner.

Generally, and with a responsible consumption, this should be enough to cover your expenses for water, electricity and gas.

If you consume more money than the one you have contributed, the owner may require a small advance for future bills.

 

CONTRACTS

1-HOW MUCH IS THE DEPOSIT I HAVE TO DELIVER? WHEN AND HOW DO I DO IT?

As with any rental, a deposit is delivered in case the tenant unpaid the rent or cause any damage in the apartment

The rooms are subject to a deposit of 350 € if they have own bath or private terrace. The other rooms have to give a bail of 300 €.

2-WHAT HAPPENS IF I WANT TO BREAK THE CONTRACT?

It Depends:

If you want to break the contract because apartment that you are staying is not in conditions and the owner does not want to take care of the necessary repairs (that corresponds to him according to LAU Urban Leases Act) you can change your home without losing the bail.

If you want to break the contract for some other reason, unfortunately, the deposit will be given to the owner for breach of contract, but you will not be responsible to pay of remaining installments.

Helloflatmate flatmate pact by the owner, a series of clauses so the tenant doesn’t have pay the remaining of months as it’s stated in the contract that you sign.

3-I SHALL NEVER HAVE TO PAY THE REMAINING MONTHS IF I LAVE THE FLAT?

If your behavior in the house was right, no need.

But if you’re kicked out of the house because your behavior was disrespectful to your fellows, agents, neighbors, or you live in unhygienic conditions and you brake the house rules that you and your roommates have agreed or the standards rules to a neighborhood coexistence, you must pay all the remaining months as it’s contained in the contract you sign.

4. WHY I HAVE TO PAY IF I’M EXPELLED FROM THE HOME?

Very simple, Helloflatmate works hard getting quality flooring for students and negotiate with the owners to sign contracts of 5 or 10 months allowing the tenant to save money by not being required to make a one year minimum contract.

The owner is not responsible for the departure of one of the tenants because living with one of his colleagues is bad, because this is not hygienic (for example) to your liking or for any other reason.

If you are expelled for bad coexistence must pay all remaining payments until the end of your contract.

If a tenant decides to leave for reasons beyond his control, tenant/s remaining/s must pay the spare room, equally, if the owner fails to receive the full rent.

5- I HAVE A CONTRACT OF 5 MONTHS, WHAT SHOULD I DO IF I WANT TO RENEW IT UNTIL JUNE?

Too easy!

For your room comes not published for the following five months you have to notify Hello Flat Mate 2 months prior to the end of your contract so Hello Mate Flat can proceed to block the availability of your room.

Once you have done that come to the office and contract renewed.

So simple and easy.

6- I LOST THE KEYS TO THE APARTMENT, WHAT DO I DO?

If you have lost your keys or you have been stolen, contact the owner.

The expense of replacing keys, must be paid by the person who lost it.

7-WHEN THE DEPOSIT IS RETURN?

As with any rent in Spain, the deposits are returned once water, electricity and gas bills are issued by the different companies.

Therefore, the return of the deposit can be delayed in a month, since the issuance of the invoice is done on the same day that the property signed the contract with different companies of electricity, water, gas etc.

During this period the landlord will visit the apartment to assess the state of it.

You can also try meet the landlord on the flat the day of your departure and give him the keys and check the apartment together. For that you will have to organize among yourselves.

8-WHAT IF I HAVE PROBLEMS WITH MY FLATMATES COEXISTENCE?

The first thing to do is contact the landlord and explain what happens exactly, so he can assess the situation and act in the most convenient way

9-IF A FLATMATE CAUSE SERIOUS PROBLEMS OF COEXISTENCE?

If coexistence problems come because some of the tenants breach points of the contract may be expelled from the apartment, the deposit will be forfeited and the landlord may claim the missing months until completion of contract.

 

CANCELLATIONS

1-HOW CAN I CANCEL MY RESERVATION?

If you decide to cancel your reservation, you will have a period of 30 days prior to your arrival to make it and receive a full refund of the payment made.

Cancellations at least 15 days prior to arrival receive 50% refund.

Cancellations made less than 15 days of arrival will not result in any refund.

If on the contrary, it’s we who, for reasons beyond our control, we have to cancel a reservation, it will always be before 30 days from the start of the contract. And we will never leave you without room, we will give you another very similar one and in the same area.

You will also have the option to ask and recive your money back, and to search the room on your own, with no claim to Helloflatmate.

 

PAYMENT AND DEPOSIT

1-FROM WHAT DAY THE MONTHLY RENT MUST BE PAID?

The monthly payments should give effect between 20 and 30 of each month in advance.

For example: Between 20 and April 30 you will have to pay the May rent.

2-WHAT IS PAID WITH THE BOOKING OF THE ROOM THROUGH THE WEB?

When you book a room you’re paying the first month of the contract.

3- THE UTILITY BILLS ARE INCLUDED?

The utility bills aren’t included on the rent price.

However, our flatmates are exempt from Community expenditure in the building (elevator, cleaning ..)

4- HOW WE PAY THE BILLS?

The day of your arrival when you sign the contract at Helloflatmate office must pay 150€ in advance for supplies.

This amount will be delivered to the landlord.

The responsible consumption and the cash advance should be enough to cover your expenses for water, electricity and gas.

In case of extra consumptiion the landlord may demand a small advance for future bills.

 

MAINTENANCE

1-ARE MAINTENANCE INCLUDE IN THE HELLOFLATMATE SERVICES?

The owner manages the maintenance of the flat but, he only covers repairs that correspond to the law of urban rentals (LAU)

2-WHEN DAMAGE CORRESPONDS TO THE LANDLORD? AND TO THE TENANTS?

Repairs appliances, TV, boilers, fuses, etc .. that break by normal use, is required to repair or replace by the landlord and you must contact him, to manage it sending his handyman or Hello Flat Mate’s.

If maintenance personnel detects the fault has been caused by misuse of the tenants, they must take responsibility.

If they don’t made responsible, the landlord is entitled to act in the manner it considers appropriate but always within the law and under the supervision of Hello Flat Mate.

 

MISCELLANEOUS

1-WHO ARE GOING TO BE MY FLATMATES?

Helloflatmate accommodates students or young people in business practices of various nationalities, always under 30.

2-ARE THERE ONLY GIRLS FLATS?

Helloflatmate has mixed flats for girls and for boys.

3-CAN I HAVE GUESTS ON MY ROOM?

Sure, no problem, but you have to inform the landlord of your flat and you should talk with your flatmates.

4-ARE PETS ALLOWED?

No.

5- IF I BRING A FRIEND I GET ANY DISCOUNT FOR IT?

Of course! If you’re a flatmate you save 20 € in the first month rent.
